Cracked or Broken Flashing:
Flashings are thin pieces of metal that are a vital part of your roofing system. Its purpose is to channel water away from critical areas acting as a water resistant barrier. Proper flashing in valleys and around skylights, vents, chimneys and satellite dish installations keep these vulnerable areas from allowing moisture to infiltrate the roof. They should have a rubberized coating over top of them in order to keep the water out. The cause of cracked flashing can be either a corrosion of the tar sealant or lengthy exposure to harsh weather elements. A roofing expert can quickly replace the flashing by nailing down a new run of flashing and applying a sealant to the nail heads.
Weather in Colorado like high winds, hail and snow can all lead to broken or misaligned shingles. Some overhead leaks are from a single torn shingle, while other situations involved multiple shingles. The small pipes sticking out of your roof are known as roof vents. Their purpose is make sure moisture does not get into your house. A common way of identifying a cracked vent booting is water staining on the ceiling of the inside of your house. The leak is usually from the rubber boot cracking or decaying roof areas around the vent. A professional will remove the broken seal and replace it with a new boot and then caulk under the shingles.
Improperly installed skylights:
If wet spots appear around your skylights during rainstorms, it is probably from improperly installed insulation around your skylight. An expert roofer can fix this by sealing any cracks along the frame using a layer of clear silicone.
Ice Dam Buildups:
An ice dam is a ridge of ice that builds up at your roof’s edge and is caused by poor roof ventilation and melting snow refreezing. As the snow on your roof melts, the ice dam prevents water from draining off. The weight of the ice dam can cause serious damage to your roof, gutters, painting, insulation, drywall and more. As the ice grows in size it can get under roof shingles and melt into the exterior walls or attic. Insulation can become wet and not perform and possibly contribute to mold growth.
